West Park Executive Suites features 26 offices for lease in a prime location with ample parking at the corner of 10th Street and Tracy Boulevard in Tracy. The 8,000 square foot building is staffed with a receptionist to greet tenants, their clients, and answer tenant business calls. Tracy Hills Is a master planned community in southwest Tracy that consists of 5400 residential units , and approximately 600 acres of commercial, industrial office and retail land uses. Mike Souza is one of the Project Managers for   one of the principal landowners in the planning area as a member of the development team.   Homes on the first phase of 1139 lots will be available for purchase in Spring of 2019.  



The West Landing Project was initiated by three sponsoring property owners and planned in cooperation with Ceres City staff with the goal of annexing 960 acres on the west side to Ceres City Limits. On behalf of one of the sponsoring landowners, Souza Realty and Development worked cooperatively to create a general plan amendment, financing plan and EIR for this inhabited annexation area with the potential to add thousands of new residents as well as jobs in a variety of future residential, commercial, office and industrial space. School district boundaries changes were negotiated during the process, providing a greater sense of cohesive community for the future residents of the West Landing Project. The project has gone through review and approval by the City of Ceres and Stanislaus County. SRD is be responsible for marketing our client's property within the Project.


The Ice House Industrial Park is a 96,000 SF redevelopment project in San Joaquin County. The project includes approximately 46,000 SF of existing cold storage, warehouse, and light manufacturing space and one new 25,000 SF steel building. A second 25,000 SF building will be built in a future phase. The existing 46,000 SF is concrete tilt-up construction with suites divisible down to 3,285 SF. The new building features suites divisible down to 2,520 SF and suitable for general industrial uses. Water and sewer service to the project is provided by an on-site well and septic system.



West Park Professional Center is a 27,000 SF professional office complex located at the southeast corner of Tracy Boulevard and 11th Street near downtown Tracy. The project consists of one single story and two two-story buildings clustered around a courtyard with  lush landscaping. Souza Realty & Development developed the property into commercial office condominium units suitable for small to medium sized user/owners and tenants. The condo units were offered for sale and lease. The complex is currently home to several medical and dental practitioners, a financial consulting company, and a real estate company.


Souza Realty & Development developed the Grant Line Professional Center as a single 7,200 SF retail/office building divided into two 3,600 SF commercial condominium units. The project's location near the high traffic areas of Interstate 205 and the West Valley Mall provide great exposure for the two tenants. The building is home to US Bank and Azhar Market.


Valpico Memorial Park is the second cemetery of the Tracy Public Cemetery District.  On behalf of the District, Souza Realty & Development managed the preliminary design of the site and the processing and approval of a conditional use permit through San Joaquin County.  SRD was then engaged to manage the consultants that developed the construction drawings, approval of building permits, construction bidding, and construction of the site.  It will open to the public in the spring of 2019.


The Holy Family Center is a 45,000 sq. ft multi-purpose room that is the centerpiece of St. Bernard’s Catholic Church’s Valpico Road campus.  Souza Realty & Development managed the site design process which included interviewing and selecting design consultants and significant outreach to the Parishioners.  SRD managed the process to get approval of a conditional use permit through San Joaquin County and approvals from the Diocese of Stockton. SRD then managed the bidding process and construction of the project.  SRD will continue to provide services to the Parish in the later phases of Campus development to include a Church and educational facilities.


Gateway Apartments is a 440 unit apartment project on west Grant Line Road near Byron Highway.  Souza Realty & Development put together an investment group to purchase the property, then managed the process to annex the property into the City of Tracy, amend the General Plan and rezone the property.  The investment group then sold the property to an apartment builder.  SRD was retained by the apartment builder to process the development review of the project.  The first phase of the project was completed in 2018.  Because of very high demand the second phase was started in late 2018 and occupancies should start by the end of 2019.


Valley Fleet Clean is a 10,000 sq. ft. industrial building on Mariani Ct. in Tracy.  The owner of VFC came to SRD looking for a lot to build a new building for his company.  SRD located a site and brokered the sale of the site to VFC.  Once complete, SRD was retained to manage the development review process through the City of Tracy.  Once approval was received from the City, SRD was retained to manage the construction of the project.  SRD put the project to bid, contracted with the lowest bidder, and managed the construction of the project.  SRD is now helping VFC find a tenant for the extra space in the building.


South Property Investor owns a 75 acre parcel within the Gateway Planned Unit Development in Tracy.  SRD first started working with SPI when SPI was involved in litigation on the property.  SRD provided expert witness services that helped SPI get clear title to the property.  The Gateway PUD was approved in the early 2000’s, but no development has occurred.  This is due to unrealistic land use expectations and infeasible infrastructure plans.  On behalf of SPI, SRD has worked with the City of Tracy to begin a process to update the PUD and infrastructure plans.  SRD will be managing SPI’s participation in this process throughout 2019.
